Whatever type of home you have in South Florida, you most likely have structures outside that are deteriorating due to accumulated weathering. Decks, docks, patios, and porches are examples of these. Years of exposure to the sun, rain, and pollution degrades the look and integrity. This is especially true if the right sealers were not used or if a subpar sealer application was used.
Much of what has to be done to repair degradation in outdoor structures is determined by the material of the structure and the length of time the condition has existed. Additionally, depending on the situation, some types of preparatory work may be necessary prior to applying sealers or coatings.
Applying a sealer to a wood deck or dock that is less than a year or two old is a smart alternative. Water damage will be prevented by the sealer. However, it will not prevent degradation caused by UV rays. Sealers are likewise transitory and are typically applied once per year or two. Nonetheless, a clear sealer will preserve the natural look of the wood, including the grain.
Other materials, including as paints or stains, are appropriate for older decks or docks that have severe weathering, especially UV radiation damage. Painting may conceal deterioration and act as a good UV light barrier.
Newer porches and patios are typically constructed of stone or concrete pavers, or even completed concrete alone. Regardless of the substance, exposure to the elements causes cracking or flaking, as well as fading caused by UV radiation.
Sealers, like wood, can prevent the onset of cracking and fading or keep it from worsening. Sealers can also enhance the look of concrete, stone, or brick.
Stains and paints can be used to intentionally change the color or tint of your patio or porch material. Paints tend to be darker and simpler to apply, but they can crack, chip, or peel. Acid-based stains scratch the material's surface and persist longer than water-based stains; both need sealer overcoats to maintain their hues.

Do Not Use the Deck for the Next 48 Hours. While sealant is generally dry to the touch in a few hours, for a proper seal that preserves the wood, keep off your deck for at least two days.
Paint with 1-3 coats. Paint the deck floor a few boards at a time, making careful to provide a clear way on and off the deck to avoid painting oneself into a corner. Applying enough coats will make the paint more durable and simpler to maintain.
It is not necessary to remove existing paint before painting a deck. Remove old paint only if it is blistering, splitting, or peeling. Otherwise, the new layer will quickly bubble and peel. Paint over the original paint if it is still in excellent condition.
Sealer protects the paint from moisture. To prevent your paint against moisture-related flaking, use deck sealers, suitable staining procedures, and water-repellent chemicals.
